Part of the Avignon mixed-use community which includes apartments, retail and single family housing, Avignon Apartments was designed to be the highest quality multifamily project in Kansas City and target discretionary income consumers including older professionals and empty nesters.  The project architecture features a Country French theme and the building design is comparable to low density condominium units with all units having a direct exterior entrance (no building breezeways) and 63% of the units have a direct access garage. All 2 & 3 bedroom units have two (2) direct access garages. With 323 units and 1,2 & 3 bedroom units averaging 991 s.f. in size in two (2) story buildings, the project was well received by high income professionals and empty nesters downsizing from single family homes. The project, developed in 2007, features a community building of 8,000 s.f. which is used by all apartment and single family residents and staffed by full time concierges providing an extraordinary coffee bar/internet area, game rooms, meeting rooms, men’s & women’s spa areas including leisure areas, tanning beds, massage rooms, steam rooms, lockers and showers. The two spa areas lead to a 2,000 s.f. fitness area with aerobic and weight equipment and personal services provided by an on-site fitness trainer. The outdoor leisure area includes an infinity style salt water swimming pool, private cabanas, an outdoor dining area with gas BBQ grill, icemaker, and a loggia for relaxing. The unit amenities include 9’ ceilings with crown molding, upgraded appliances including a built-in wine cooler, wainscoting in the dining rooms, built-in desks, 42” oval tubs, hard wood flooring, and open kitchens with kitchen islands. All management and leasing services are in a separate 1,800 s.f. cottage style building and the project density is 13 units/acre.
