PDG Design District

PDG Design District is a 354-unit Class A multifamily development that will be located at 363 South Broadway in the Baker/South Broadway neighborhood, less than one mile south of the Central Business District of Denver, Colorado. The 2.82-acre site is in the heart of the Denver Design District, a 75-acre master planned redevelopment area with an approved GDP that will facilitate the future development of 10-million square feet of mixed-use space. The site offers future residents effortless access to light rail transportation, as the Alameda light rail station is less than 400 feet from the site. Additionally, Interstate 25, the major north/south highway connecting the Denver CBD and Denver Technology Center, is a third of a mile to the west. The centralized location of the site offers a variety of retail and lifestyle amenities along the South Broadway retail corridor, as well as the trendy Baker and Washington Park neighborhoods. The Baker/South Broadway neighborhood offers an eclectic mix of music venues, theatres, unique restaurants, and art galleries. The nearby Washington Park neighborhood is well known for its wine bars, art galleries, craft breweries, specialty shops, high-end clothing boutiques, and several well-regarded dining establishments.

The development will be podium construction consisting of light-gauge steel in a four over one (four levels of apartments over one level of parking) and a five over two (five levels of apartments over two levels of parking) structure. This LEED Silver certified property will have a variety of floor plans, ranging from 424 square foot studios to 1,253 square foot two bedrooms, with an average unit size of 817 square feet. The unit mix for the property is designed to have 8% studios, 50% one-bedroom, 8% one-bedroom with dens, and 34% two-bedroom units.

The residential units will be equipped with stainless steel appliances, front load washer/dryers, custom cabinets, granite countertops, tile backsplashes in the kitchen, hardwood-style flooring, large kitchen islands or wrap-around bars, private balconies, and private yards for select units. Common area amenities will include a two-story club room and state-of-the-art fitness center, business center with private offices, bike/ski repair shop, pet spa, and locker systems for package reception and dry cleaning. Outdoor amenities will include a resort-style swimming pool area with tanning shelves and cabanas, as well as a rooftop lounge with breathtaking skyline/mountain views, an outdoor kitchen, and fire feature.

The property is scheduled to open in 2020.
